Become A Real Estate Appraiser In Maryland

The Maryland Department of Labor Licensing and Regulation grants the Licensed Real Estate Appraiser credential to those who meet a set of education, experience and examination requirements. Licensed appraisers can appraise residential buildings with values not exceeding $1 million and commercial buildings with values not exceeding $250,000. With further education and experience, Licensed Real Estate Appraisers can earn the Certified Residential Real Estate Appraiser or Certified General Real Estate Appraiser credentials, which will allow them to work with properties of higher value.


Instructions


1. Complete real estate appraisal courses. You must complete 150 hours of pre-license real estate appraisal training before you can apply as a licensed appraiser. These courses cover topics such as industry practices, home systems and ethics. See Resources for a list of Department of Labor Licensing and Regulation-approved training providers in Maryland.


2. Apply for a trainee license. Once you have completed 75 of the 150 hours of your pre-license training, including the 15-hour Uniform Standards of Professional Appraisal Practice course, you can apply for an appraiser trainee license. Apply for your trainee license on the DLLR website. You do not have to provide a great deal of information on the application itself, but you must submit photocopies of of your appraisal course completion certificates to the DLLR.


3. Work as an appraiser trainee. You must gain 2,000 hours of work experience under the supervision of a licensed real estate appraiser over a period of at least two years and keep detailed logs of your work hours and experience. During this time, you must also complete any of the remaining hours of your required 150 hours of pre-license education. 4. Apply for a license. Apply for your license online through the DLLR website. You must sign in to the DLLR system with a registration number and PIN to apply. You must give detailed information on your real estate appraisal education and experience and include a license fee payment of $150.


5. Complete your exam. Once you have applied for you license, the DLLR will send you information on completing your Licensed Real Estate Appraiser exam. PSI Examination Services delivers the exams at locations in Baltimore, College Park, Hagerstown and Salisbury. You have up to six hours to complete the exam, which consists of 150 multiple choice questions. The fee to take the exam is $100.
